Special Event Permit1. Check Zoning Requirements
Before signing a lease or purchasing property, verify that your intended business use is permitted at the location. Zoning districts regulate what types of businesses can operate in different areas of the City. It is recommended that you obtain a zoning verification letter. Click here for an application.
2. Obtain Required Permits and Approvals
If you are looking to renovate an existing building for your new business or construct a new building, you will need to obtain a building permit. Please contact the Catoosa County Planning and Inspections Office if you are unsure if a permit is needed. Some businesses may also require special use permits or variances.
If you are located in the historic downtown, please look over the Historic Overlay Ordinance or contact the Economic Development Department before performing any exterior renovations, including signage.
3. Understand the Application Process
Zoning applications involve review periods and public hearings. Knowing the timeline helps you plan your opening date more accurately. Zoning application must be submitted before the 5th of the month in order to be placed on the following month’s Planning Advisory Board agenda and City Council agendas.

5. Home-Based Businesses Have Rules Too
If you’re starting a business from your home, be aware that there are zoning restrictions on signage, traffic, and certain business activities in residential zones.
6. Occupational Tax Certificate
Once your property is zoned correctly for your new business, please contact Ramanda Sneed at rsneed@fortoglethorpega.gov for an Occupational Tax Certificate.
